Why Relio

We don't do the standard lettings-agency template.

Five things landlords across Leicestershire and Rutland get from us that the template does not.

01

In-house maintenance.

Day-to-day repairs handled by our own team, with no back and forth. Certified work goes to the local specialists we use on our own portfolio.

02

Problems caught early.

Thermal imaging, humidity monitors and 360° cameras. Kit most agents don't carry, read by people who run buildings.

03

The right tenant, first time.

Goodlord Pro verifies income at source through HMRC, payroll and Open Banking, and screens every applicant against the National Fraud Database.

04

We own what you own.

80 units of our own, MUFB and an HMO. We're developers as well as landlords — we know buildings, not just tenancies.

05

Rent paid next working day.

Client accounting by The Letting Partnership, reconciled daily, with Client Money Protection through Propertymark.

FAQs

Questions landlords ask us first.

Relio is run by a landlord, not just for landlords. Founder Brayden Cooper built and runs more than 80 rental homes across Leicestershire, and Relio manages client properties the same way: maintenance by an in-house team, compliance tracked ahead of deadlines, every fee published, and rent paid the next working day. The differences are structural, not slogans.

Yes. The people behind Relio own and operate over 80 units of their own across Leicestershire, including blocks of flats and an HMO, and are property developers as well as landlords. That means Relio manages buildings for a living, not just tenancies. And because Relio runs its own portfolio to the same standard, your property gets the systems, contractors and know-how already built for 80+ homes — not a competing priority, but the reason the service works. You can see the portfolio at www.braydenkane.com.

Relio was founded by Brayden Cooper, who spent more than a decade buying, building and running over 80 rental homes across Leicestershire before starting the agency. He set Relio up because, in all that time, he couldn't find an agent who treated property the way an owner does — so he built one. The team around him is trained in-house and put through external courses periodically, so their knowledge stays current.

Yes. Relio is registered with The Property Ombudsman, a government-approved redress scheme, so you and your tenants have access to independent complaint resolution if something can’t be settled directly. The business is also a Propertymark Company Advantage member, which provides Client Money Protection — your rent and deposits are safeguarded to Propertymark’s standards. On top of the business memberships, founder Brayden Cooper personally holds MARLA (Member of ARLA Propertymark), NRLA accreditation (MNRLA), and a BSc in Real Estate — so the person running Relio is professionally qualified, not only experienced.

No. The in-house team is there to make repairs fast and cheap if you want it, not a condition of working with Relio. You can use your own contractors, insist on multiple quotes before any work goes ahead, or set an approval level so nothing above a figure you choose happens without your say-so. Plenty of landlords come with their own trusted people — that's fine, and the app handles it either way.

Relio is a residential lettings agency for landlords across Leicestershire and Rutland. That covers Leicester and the surrounding towns — Loughborough, Hinckley, Market Harborough, Melton Mowbray, Wigston, Oadby, Coalville, Lutterworth and Oakham — and the villages around them. If your property is in the county and you're not sure whether it's in range, ask us — the deciding factor is whether our own maintenance team can reach it.

Every fee Relio charges is published in full on our Fees page — no hidden charges, and nothing that isn't listed. What you pay depends on the level of service you choose, so the Fees page sets out each option in full.

No. Everything Relio charges is itemised on the Fees page, including setup and inventories. If it isn't on that list, you won't be charged it.

No — Relio doesn't charge a management fee while there's no tenant. The full fee schedule, including how empty periods are handled, is on the Fees page.

No. There's no exit fee for leaving Relio. We ask for one month's notice, aligned to the rent cycle: give notice before a rent due date and the agreement ends on the next one — so for rent due on the 1st, notice served before 1 January ends the agreement on 1 February. The aim is to keep you because the service is worth staying for, not because a fee traps you.

Tenants report issues through the app at any hour, with photos. Day-to-day repairs can be handled by Relio's own in-house team — no chasing contractors for small jobs — or by contractors of your own choosing: it's your call, set the way you want it from the start. Certified gas, electrical and fire work goes to qualified local specialists. You stay in control of what gets spent, at a level you set.

They report it in the app straight away, at any hour — the app takes the report even when the office is closed, with photos, so nothing waits for a phone line to open, and it talks the tenant through what to do in the meantime for common emergencies, such as where the stopcock is and how to turn the water off in a leak. Relio’s team also covers the same ground with every tenant at move-in, so the urgent first minutes are handled either way. Reports are then picked up and actioned in working hours: day-to-day repairs by the in-house team or your own contractors, certified work by qualified specialists.

As much as you want. You set an approval level: work below it is handled without troubling you, and anything above it reaches your phone for one-tap approval with quotes attached. You can also require multiple quotes before any job proceeds. Nothing above the threshold you set happens without your say-so.

Certified work — gas safety, EICR electrical checks and fire safety — is carried out by qualified, properly accredited local specialists. Routine, day-to-day repairs are handled by the in-house team, or your own contractors if you prefer. It means safety-critical work is always done by the right people, and everyday jobs get done quickly.

Every certificate — gas safety, EICR, EPC, and any licensing that applies — is tracked against your property, with renewals booked before they expire rather than chased afterwards. The paperwork lands in your app the day it is issued. Beyond the certificates, inspections check the property against HHSRS hazard standards, so condition problems are caught before they become enforcement problems. Compliance is tracked ahead of deadlines, not after them.

Relio manages every tenancy under the Renters’ Rights Act 2025, and keeps your agreements, notices and processes current as the Act rolls out in phases. What has already changed, from 1 May 2026: assured shorthold tenancies have been replaced by open-ended assured periodic tenancies, so there are no more fixed terms and no Section 21 “no-fault” evictions. To regain possession you now need a valid ground under Section 8 — such as rent arrears, selling, or moving in — served with the correct notice. Tenants can leave with two months’ notice, and rent can be increased once a year through the correct statutory process. Still to come, from late 2026: a national PRS Database and a Landlord Ombudsman, followed later by tighter property condition standards. Relio tracks these dates and handles the paperwork — written statements of terms, notices, and the evidence needed for possession grounds — so your tenancies stay compliant without you having to follow every regulation yourself.

A let property in England generally needs a valid Gas Safety Certificate (renewed annually, where there is gas), an Electrical Installation Condition Report (EICR, at least every five years), and an Energy Performance Certificate (EPC). Some properties also need a licence — mandatory for larger HMOs, and in any area running selective or additional licensing. Relio tracks each one against your property and books renewals before they expire, with the paperwork in your app the day it is issued.

Inspections run in line with your service level, and you get a photo report every time. As well as a routine look over the property, Relio checks it against HHSRS hazard standards, so condition problems are caught early rather than at enforcement stage. The report lands in your app alongside your statements, certificates and invoices, so you can see the property’s condition for yourself without having to be there.

Relio’s inspections use kit most agents don’t carry: thermal imaging cameras, humidity monitors and 360° cameras, read by people who run buildings for a living. Thermal imaging finds damp, leaks, missing insulation and cold spots behind walls before they show on the surface; humidity monitoring catches the conditions that lead to condensation and mould; and 360° capture gives a full, dated record of each room. The point is to catch problems while they’re small and cheap to fix, rather than after they’ve become a repair bill, a deposit dispute, or a tenant complaint.

Every applicant is referenced through Goodlord, with income verified at source wherever possible — through HMRC, payroll and Open Banking, rather than a payslip that could be anything. Every applicant is also screened against the National Fraud Database. The aim is the right tenant first time, not the fastest tenant through the door.

Protection starts before the tenancy begins: income is verified at source and every applicant is screened against the National Fraud Database, so affordability and fraud problems are caught at application rather than after move-in. Referencing reduces the risk of arrears — it can’t remove it entirely, so if you want arrears cover, rent protection insurance is available as an optional add-on.

You can offer tenants a traditional cash deposit or a no-deposit alternative. With a traditional deposit, the money is held in the TDS Custodial scheme — sitting with the scheme rather than with Relio or you — and the prescribed information is served correctly at the start of the tenancy, which matters because getting deposit protection right is part of keeping your statutory possession grounds valid. As an alternative, Relio offers Reposit: instead of a cash deposit, the tenant pays a fee of around one week’s rent and you’re covered up to the equivalent of eight weeks’ rent, to a maximum of £5,000 — more protection than a standard five-week deposit, with no cash deposit to hold or administer. Many tenants choose it for the lower upfront cost; any end-of-tenancy charges are then handled through Reposit.

Relio markets your property on Rightmove — the UK’s largest property portal, where the clear majority of renters search. Your listing includes high-quality photographs and a video walkthrough, produced in-house, and Relio handles all enquiries and accompanied viewings, with feedback passed back to you through the app. The aim is a well-presented listing in front of the largest pool of tenants, fast.

Relio markets the property, handles viewings, and references every applicant through Goodlord with income verified at source. How long a let takes depends on the property, the rent and the season, so Relio won’t promise a headline figure it can’t stand behind — the priority is the right tenant, because a wrong let costs far more than a short void.

During the tenancy, the tenant is responsible for the utility bills and council tax. When the property is empty between tenancies, responsibility passes back to you as the landlord — subject to any exemption or discount your local council offers on empty properties. Relio notifies the utility providers and council of tenancy changes, and keeps void periods short so those costs don’t sit with you for long.

Yes. Relio offers a free 20-minute advice call or meeting to any landlord — no fee, no obligation, and you don’t need to be a client. Bring any property problem: a difficult tenancy, a compliance or Renters’ Rights Act question, a repair dilemma, or simply whether letting is the right move at all. If we can point you in the right direction in twenty minutes, we will. Book a slot through our Advice Line page. No advice by phone or email.

Everything lives in one app, updated as things happen, 24/7: statements, certificates, inspection reports, repairs and invoices. One login shows your whole portfolio, whether that’s one property or thirty, from anywhere. You’re not waiting on a monthly email or a phone call to know where things stand.

Switching is routine, including mid-tenancy. Relio handles the handover — collecting certificates, deposit records and tenancy paperwork from your current agent — and sets your property up in the app, so nothing falls through the gap. You give your current agent the notice your contract with them requires, and Relio takes it from there.

Relio manages single lets, blocks of flats and HMOs. The team runs all three on its own portfolio, so the licensing, compliance and maintenance demands specific to blocks and houses in multiple occupation are familiar ground, not a learning exercise on your property.
